We have a boiler about 5 years old that well, has never been cleaned.  How often should it have been cleaned?  What determins the need for cleaning?  What can be done now to save the boiler?  Our club is down and the members are screaming to have the steam room.

Look to your boiler manufacturers Installation, Operation and Maintenance manual to review what they suggest be performed.  Or give them a call.

Generally, a commercial boiler needs to be blown down under pressure every night, twice if the club is 24/7.  Approximately every 3 months, the elements should be pulled and the tank cleaned of all lime buildup.  All orifices should be checked & cleaned and all electrical inspected.
