I am an engineer of a 24/7 health club. The system we have is a Mr. Steam CU750 which maintains 2 steam rooms.   Our steam boiler goes down quite frequently.   It seems our solenoid gets stuck in the open position.  We find a tremendous amount of lime in the tank.  What causes this to happen and what can we do to keep this from happening in the future?  Are the two issues related? .
What type of maintanence can be done to ensure a lessened down time?  How often do we need to blow down the boiler?

There are numerous possibilities.  The solenoid valves may not be functioning properly, there may be water quality concerns, there may be a blockage in the line from lime deposits.  I would recommend a full inspection and deliming, installing a y-strainer on the steam line, and establishing a regular maintenance program based on your facility's unique operation of these environments.

Great help and understanding from your service department.  They really know their stuff.  Your reccomendation for a scale cleaner was dead on.   The service technician suggested a scheduled time for deliming the unit every 3-4 months.  We are going to give it a shot and will report back on the results.

Is there a list of what should be done for a  maintenance program for the steam boliers?

I am a GM of a health club and would forward the information to our maintenance staff for our boiler systems.
We have a boiler for each steam room Steamist.

The manufactures provide a suggested preventative maintenance routine in their Operation Manuals.
The interval may vary based on usage and water quality.

Besides reviewing the Steamist manual for their recommended maintenance, you may also wish to add a Water Conditioning system to your steam boiler installation.  It is callled ScaleOut System (SOS)
